Foreclosure Time Line In Minnesota

Today we are going to chat about Minnesota’s foreclosure and guidelines. To begin with, every state can be a little bit different with foreclosure policies and laws. In the state of Minnesota, the rules are very lenient so that the property owner has more options. This gives the home owner the opportunity to redeem the house and get back to current on their mortgage.

So, clearly, the first piece of this procedure is falling behind in your mortgage. The home owner will be receiving a lot of calls from the bank collection department demanding payment and intimidating you. Basically, they are attempting to worry you.

Every short sale that we have, ultimately the home owners miss payments. There are a lot of tactics that the banks have, several that are proven to succeed. The lender is obviously trying to get as much money from the house owner as feasible.

After that, when you are 3 or four months behind, you will be served documents and given you a sheriff sale date. Usually that is about six months from the first payment that you missed. Many people think that is the end of the process. Nonetheless, that is not correct. In the state of Minnesota we are given an extra six months to redeem the property. Many lenders will work with a short sale in the redemption period as well.

There is lots of time to do a short sale in the state of Minnesota. Even if you are nine months behind schedule it is still feasible to complete a short sale.

The closing date of the redemption period is not negotiable. When you are in the redemption period there is no way to expand that time line. If you get a bid before the sheriff sale there are many times that the lender will extend that so they don’t have to go through the foeclosreu procedure.
